Most of what a property costs you is decided before anyone signs anything — in the structure, the timing and the arithmetic. That part happens to be my day job.
How I ended up doing both- I work in corporate tax.
- That is the day job, at a CPA firm. It is why I read a property the way I read a return — what it costs to hold, what it does to your position, and which question nobody has asked yet.
- I raise the question. A CPA answers it.
- GST on a new build. Whose name goes on title. What a rental does to your return. These are cheap to settle before an offer and expensive after, so I flag them early and bring a CPA in. I do not give tax advice — that is the line, and I keep it.
- Analysis before opinions.
- You get the comparables, the carrying costs and the arithmetic first. Then you get what I would do, clearly labelled as my opinion. In that order, every time.
